Using Drake in ChatGPT or Claude
Drake Basic (price_property_basic) is free and needs no account. Attach an MLS
export (CSV) or paste comparable sales, give the subject property's address, beds, baths and square feet, and
Drake returns its headline pricing decision. Nothing is saved.
Drake Full Report (price_property, get_comps,
get_market_report) needs you to sign in with a Drake account that includes full reports. Reports
are priced from the dataset you uploaded to Drake and saved to your account.
Drake CSV Report (price_csv) needs the same sign-in. Attach an MLS export in the
chat and ask for a listing price or an offer price. Drake uses only the rows for the subject's city and
subdivision, and saves the dataset and report to your account.
Common questions
"Needs market data": Drake prices only from sales data you provide. Attach an MLS export or paste comps and try again.
"Rate limited": Drake Basic allows a limited number of free pricings per hour and per day for each connection. Try again later, or sign in for full reports.
"Sign in required": the tool needs a Drake account. Choose Sign in with Drake when your assistant asks, then retry.
Forgot your password: use Forgot Password on the sign-in screen.
Drake's results are decision support for a licensed agent, not an appraisal.
